Ceiling/Floor

Use the Ceiling/Floor tab to define the highest and lowest prices that you charge to groups:

  • The Ceiling is the highest possible price that you quote to a group for the Base Room Type in a high demand period.

  • The Floor is the lowest price that you quote to a group.

G3 RMS chooses from this price range when selecting the recommended guest room rate for a group. You can set different pricing for exceptional periods, see Setting Up Seasons below.

Setup Steps

The Ceiling and the Floor values apply at the Base Room Type level. Therefore you must set up Base Room Types before you can define Ceiling and Floor values. You can manually enter or upload the values, or, to save time, link the values to your Primary Priced Product, if needed, adjusting them higher or lower.

In the initial setup, G3 RMS uses the Ceiling and Floor values of your Primary Priced Product. The system does that either automatically or after you click that option, see Use the Values of the Primary Priced Product below. Review and, if needed, change the values.

Impact of changes

Changes to your pricing setup might impact existing saved evaluations. However, the results in saved evaluations don't change unless you run a re-evaluation.

Accessing Ceiling/Floor

  1. Click , then Decisions, and then Group Pricing Configuration.
  2. Click the Ceiling/Floor tab.

Use the Values of the Primary Priced Product

Select this option if your group Floor and Ceiling values are the same or similar as those of your BAR. Instead of maintaining both, you manage any changes in the Ceiling/Floor tab of Pricing setup and G3 RMS applies the changes to the group Ceiling and Floor values automatically.

  1. Select Use BAR Ceiling/Floor.

  2. In the Information window, click Yes.

  3. If needed, select to Adjust Values, for example, to have the group Floor and Ceiling values 5% below transient values.

  4. If you selected to adjust values, choose Fixed or Percentage, and enter their values for Ceiling and Floor using either a positive or negative number.

  5. Click Save.

Upload Values

Use the upload option when you:

  • Use the same Ceiling and Floor values for BAR and Group. Download the BAR values, then upload the file to Group.

  • Have a complex setup with many seasons.

  • Manage pricing data for multiple properties in one place

Follow these steps:

  1. To download a template with the current values, click Export .
    Note: Importing replaces the old values and you can't recover them. Save a file with the existing values before editing it.
  2. Add the new values or change existing values as needed.
    For details on entering the data, use the Upload Instructions tab in the Excel file.
  3. Save the modified workbook in an XLSX format.
  4. Click the upload icon and in the warning message, click Yes to continue.
  5. Navigate to and select the saved workbook, then click Open.
    G3 RMS checks the workbook for data and formatting errors. If the system finds no errors, it displays the imported data. If it finds errors, it cancels the import and tells you which rows have errors. Click the export icon to export the error list. Correct the errors, then re-import the workbook.

Manually Adding or Changing Default Rates

  1. Enter new or change the Ceiling and Floor values for each Base Room Type and day of the week:
    1. Enter the Ceiling and Floor values in the Value field. The value populates each day of the week.
    2. Press the Tab key to navigate to each day of the week to edit each value, if needed.
  2. Click Save.

Setting Up Seasons

After you enter your default Ceiling and Floor values, you can create optional seasons that override the default values. For example, during your high demand season, the lowest rate that you offer groups may be higher than during the rest of the year.

  1. Click Add under Seasons.
  2. Add a Season Name. You can refer to this name later if you want to copy a season to create another.
  3. Type or select the Start Date for the season. The Start Date must be greater than or equal to the System Date.
  4. Type or select the End Date for the season. The End Date can be any future date and is not limited by the forecast window.
  5. Change the default Ceiling and Floor values for each required Base Room Type and day of the week. If you have already created a season, you can also use the Copy From menu to copy an existing season's values.
    1. Enter the Ceiling and Floor values in the Value field. The value populates each day of the week.
    2. Press the Tab key to navigate to each day of the week to edit each value, if needed.
  6. Repeat steps 1 - 5 to add additional seasons, as needed.
  7. Click Save.

Editing Seasons

You can edit a future season (with a Start Date after the System Date). When you edit a current season, G3 RMS splits the season and you can edit only the future dates. You can't edit past seasons.

  1. If necessary, change the selected checkboxes to view only Present or Future seasons. Or use the search box to filter by name of the season.
  2. Click Edit for the season that you want to edit.
  3. Change the Season Name, if needed.
  4. Type or select a new Start Date for the season, if needed. To be changed, the Start Date must be greater than or equal to the System Date.
  5. Type or select a new End Date for the season, if needed. The End Date can be any future date and is not limited by the forecast window.
  6. Type new Ceiling or Floor values for each day of the week, as needed.
  7. Click Save.

Deleting Seasons

You can completely delete a future season (with a Start Date after the System Date). When you delete a current season, G3 RMS splits the season and deletes only future dates. You can't delete past seasons. G3 RMS deletes past seasons based on the data retention policy.

  1. Click Delete for the season that you want to delete.
  2. Click OK.

Best Practices

Use Offsets for other Room Types and Occupancy Types

G3 RMS prices all room types within a Room Class at the same level as the Base Room Type level. You can use Offsets to price other room types within a Room Class differently.

Follow the Room Class Order

Room Classes on this page are in the same order as in the Price Ranking tab of Rooms setup. The rates for each Room Class must follow the same hierarchy. In other words, the Floor rate for a higher Room Class must be equal to or higher than the Floor rate for a lower Room Class. Likewise, the Ceiling for a higher Room Class must be equal to or higher than the Ceiling rate for a lower Room Class.

For example, you have Standard and Suite Room Classes. You define Standard as order 1 and Suite as order 2 in Room Class setup . If you set the Floor for your Standard Base Room Type to $100, then you must set the Floor for the Suite Base Room Type at or above $100. The Floor values in seasons must also follow this hierarchy.

In a group pricing evaluation, G3 RMS respects this order. That means that the recommended rate for the Base Room Type of a lower ordered Room Class is never priced higher than the Base Room Type of a higher ordered Room Class. The recommended rate for individual room types might fall outside of the order you set up due to offsets, but the overall weighted average of the room class follows the hierarchy.

For example, you run an evaluation for 90 Standard King, 10 Standard Double/Double and 10 Deluxe King. Both King bedded room types are set up as the Base Room Type, and the Standard Double/Double has a $20 offset. In this case, the recommended rate might be $200 for the Standard King, $220 for the Standard Double/Double and $215 for the Deluxe King. The recommended rate for the Standard Double/Double falls outside the set up order due to the $20 offset, but the overall weighted average rate for Standard ($202) is still below the $215 for Deluxe.
